Holding Deposit

One Week’s Worth of Rent - this will hold the property for 48 hours during which time the full application must be received.

Once this period has passed we will recommence viewings with other applicants and will no longer guarantee first right of refusal.

Once the application is approved the deposit will hold the property for a further month, allowing for a usual notice period unless otherwise agreed.

The holding deposit will be used towards the first rent payment.

If the applicant withdraws from the application the full holding deposit will be forfeit.

If the landlord declines the application, the full holding deposit will be refunded.

Application Process

After receipt of a holding deposit you will receive an application form asking for relevant information as follows:

  • 3 months' bank statements
  • A current utility bill
  • Current Passport

Property Damages Deposit

Security deposit of 5 weeks worth of rent in cleared funds is payable on tenancy start date.

The damage deposit will be registered with the TDS government approved deposit holding scheme.

Rent

All rents are payable monthly in advance and the first month's rent must be paid in cleared funds on the tenancy start date. The holding deposit will be credited towards the first rent amount due.
